Summary of Rental Qualifications and Application Process

Required Information - At least 2 government issued ID's, pay stubs for the last 30 days (or 6 months of bank statements if self-employed, unemployed or retired), pet photo(s) taken with the applicant (if applicable). Landlord contact info for last 3 years. All adults aged 18+ must apply & pay a $50 app fee.

Security Deposits and Admin Fees - Applicants with credit scores ranging from 600-850 will generally be approved at security deposit amount of 1 months rent + $25 admin fee. Applicants with credit scores ranging from 550-599 will generally be approved at security deposit amount of 1 months rent + $75 admin fee. Applicants with credit scores ranging from 500-549 will generally be approved at security deposit amount of 1 months rent + $150 admin fee.

Common Reasons to be Declined - Incomplete application, evictions, collections from landlords, credit score below 500, insufficient income, unsatisfactory references, non-discharged bankruptcies, unqualified occupants, pets (no aggressive breeds allowed), vehicles and/or move in dates too far in future can also be a reason for a declined application. Within the last 7 years, any felonies of illegal manufacture or distribution of a controlled substance, felonies resulting in bodily harm or intentional damage or destruction of property for example, “arson”. Any sexually related offenses for any time period.

TENANT/RENTERS LIABILITY INSURANCE is now required for all Leases and Lease Renewals.
